There is a bunch of grease on the sensor ring within the hub and on the sensor. Is this normal or has the inside seals leaked grease into this area and causing sensor malfunction? Will I need to replace the whole hub to remedy my abs/tracking stability panel lights that are intermittently come on , but mostly stays on?

Personally, grease and oil free of iron won't affect abs sensor operation. The teeth with evenly spaced gaps allows the pickup unit to generate signals based on the teeth and gaps. Imagine sine wave signals varying in frequency as wheel speeds vary. Each wheel speed signal is compared to the others while driving. A cracked/damage reluctor or damage sensor along with damaged wiring between every speed sensor and abs unit are some of the real world problems when the abs light turns on. The best way to diagnose abs issues is with auto store or personal readers capable of decoding stored abs error codes as soon as the abs light turned on, no different from the check engine light turning on and storing an error code.
